RICS Home Survey Level 2 vs level 3

Recently, my friend was busy in the home-buying process and shared his thoughts with me. He faced a problem inspecting the property, and someone asked him to choose RICS Home Survey Level 2 to find what was hidden. It was new for him because so was it for me.

For better understanding, we researched the importance of home surveys and how they help you make a valuable decision right on time. It was a new term for us, and through research, we learned that new Home surveys are the in-depth inspection of the building, and they consist of all the possible details in written form.

What is a Home Survey?

A Home Survey aims to find the property’s hidden secrets, damages to the building, or potential risks that appear after some time. It is a written report of the property, and this report is designed by adding the constructional details, the risk of damping, the presence of damages, future risks, and everything hidden from the normal eye.

However, when you call them to survey your home or any other property, they send their team for it. The surveying members use their skills, knowledge, and experience to help you find the worth of the property you choose to buy.

But do you know when to choose a home survey, or what surveying stage is better for you?

If you want to get the answer, read this blog. It gives a sneak peek of a home survey and the difference between the Level 2 RICS Home Survey and the Level 3. It highlights the difference between the two and the reasons to choose them at the right time.

What are the Level 2 and Level 3 RICS surveys?

Before we discuss the actual difference, we must determine what these home surveys stand for. The home survey level 2 is a Home Buyer Report 2 generated for commercial properties.

The purpose of this report is to take you for a ride where you can find the potential issues of the building and everything that demands attention. However, regarding the RICS Survey Level 3, the report is detailed, known as the structural survey of the home.

It highlights all the structural keynotes of the building and gives you an in-depth report after a thorough analysis by the surveying team.

RICS Home Survey Level 2 Vs. 3

The difference between these two home survey reports is their detailing. The level 2 survey is the best choice for conventional buildings, as it highlights the internal and external condition of the building and significant issues of the building, like

  • Past, present, and future predictions of Damping
  • Urgent repairs and damages
  • Complete property evaluation
  • Inspection report of drainage chamber

These little but limited details are part of the level 2 survey and are enough to buy a newly built property. The building is in good condition and usually doesn’t require in-depth inspection until and unless there is a significant alarming situation.

However, regarding the Level 3 Home survey, the scenario is different. It is an in-depth report, and it consists of all the possible information about the building. It mainly targets the structural side of the building, and the report highlights the following details.

  • A complete report of damping
  • Insulation and drainage condition
  • Potential risk of future predictions of the damage
  • Construction detail and material report

The Level 3 Home Survey is an advanced version covering everything missing in Level 2 reports. It is also suitable for old buildings as it follows an approach that allows you to see through the walls to find damages and urgent repairs.

Costs

The cost of these home surveys is significantly different. The Level 2 survey costs 100 pounds, while the Level 3 report is more detailed and usually costs 1000 pounds per report.

Final Remarks

Home surveys are detailed reports of the property you choose for inspection. They highlight the property’s good and bad sides to help you make a valuable decision before you get scammed. The RICS Home Survey Level 2 overviews the building, whereas the Level 3 survey is detailed.

You can choose suitable options to make valuable decisions in different situations.
